A substantial extension and home improvement project in Englefield Green, Surrey, with YSI acting as the main contractor. The property was significantly enlarged through the construction of major side and rear extensions, together with a new link connecting the existing house to the previously detached double garage.
Part of the garage was structurally incorporated into the enlarged house to create a dedicated children's living area, while the new side and rear extensions provided extensive additional living space, including a large open-plan kitchen and family area overlooking the garden and a new utility room.
The project involved significant structural alterations and substantial steelwork, carefully coordinated within restricted available headroom. The complex roof construction was another particularly challenging element of the build, incorporating multiple roof forms and rooflights while maintaining the required internal ceiling heights and creating bright, open living spaces below.
Due to the property's sloping site and proximity to the road, specialist piled foundations were required. YSI sourced and coordinated the specialist piling contractor before carrying out the new floor slab and subsequent superstructure works.
Internally, the new areas were completed throughout, together with alterations and improvement works to the existing house. Our works included new electrical and plumbing installations, extensive carpentry, bathroom tiling and associated finishing works. Particular attention was given to integrating the new construction with the existing property, including carefully matched brickwork and preparation for the separately supplied windows, doors and kitchen installation.
Bespoke elements included concealed lighting, exposed brick detailing and a children's den constructed above the bathroom, accessed by a retractable ladder and incorporated into the surrounding carpentry.
The completed project brought together the existing house, substantial new extensions and previously detached garage to create a considerably larger and more versatile family home, with generous open-plan living spaces, abundant natural light and a much stronger connection to the garden.
