A technically challenging rooftop conversion and extension project in Islington, London. The existing butterfly roof was completely removed to create a new rooftop level and private terrace. A specialist up-and-over scaffold enclosure was erected to protect the occupied property below throughout the works.
Extensive structural alterations were required to form the new accommodation while remaining within planning restrictions on the overall building height. The existing top-floor ceiling was lowered and a new structural floor arrangement constructed above. An intermediate half-level was also redesigned to create a new office, incorporating an insulated timber floor with underfloor heating, new electrical and plumbing installations, a WC with washbasin and associated finishing works.
At roof level, the works included structural steelwork and timber construction, GRP roofing with lead detailing, new decking, brickwork alterations, repointing and new chimney pots.
A defining feature of the project was the bespoke glazed rooftop structure. YSI prepared the supporting construction before installation by the specialist glazing contractor. The large glass components were lifted externally using a scaffold-mounted winch, with the scaffold specifically designed to accommodate the lifting operation.
The completed project transformed the former butterfly-roof area into a contemporary glazed rooftop space and private terrace, together with additional office accommodation, while respecting the character of the existing period property.
